Remodel Vs. New Build

The internet can spark a lot of design ideas. Seeing all the options on Pinterest for bath or kitchen designs, cabinetry, paint colors, flooring, lighting and every other design idea in a house can really make a person think about some house projects! The question is, if I start from scratch and build a new house or make a few adjustments to what I have, can I get what I need?
When asking yourself this question, keep in mind that while cost is likely the most important consideration, the type & scope of the project is also important. Determining what you want will help drive the decision of new versus remodel. It is also a good idea to do some research on the type of materials you want to use as well as developing a priority list. The priority list will help determine what features are necessary or most important to you down to those that would be nice to have if budget, time and space allow.
If your current home is in the neighborhood that you like, near the best school, the size is adequate, is in overall good structural condition, but the kitchen and bathroom are dated, then a remodel is likely your best option. Many people think most remodel work can be done as a DIY. This is not always the case. If the work you want to do involves moving walls, plumbing or electrical, do yourself a favor and hire a contractor! Hiring a good general contractor who is familiar with remodel work, codes and other requirements, can help identify potential concerns early on and more clearly define the scope of work, which also allows for a better cost estimate. Depending on the scope of the project, remodel work can take from two to six months or more to complete just the construction. In addition there is likely 4-8 weeks of planning, design and site verification work that occurs prior to the construction phase
New home construction is great if you have a very specific layout that you want, specific neighborhood/school district you want to be in or have been saving for years to build your dream home! Keep in mind that new home prices not are not what they were just a few years ago! New home costs continue to rise due to price increases in materials as well as interest rates. Homes that were built for $250,000-$300,000 less than 5 years ago are now being built for $450,000-$600,000 due to items previously mentioned as well as labor increases. Depending on the size and complexity of the project, planning and design phases can take up to six months or more with an additional six months to a year to complete the construction.
Whichever route you choose, be sure to hire a reputable and knowledgeable general contractor to oversee your project. They can create a working project timeline for both design and construction phases as well as an overall budget. They will also hire sub-contractors for the plumbing, HVAC and electrical work, based on the needs of your project.
